Commercial Property Valuation & Advice
Commercial property is a core part of A T Valuations. We advise investors, landlords, tenants, owner-occupiers, family businesses and professional advisers across Harrow, Brent, Barnet and the wider North West London market.
What We Do
The practice is particularly focused on the type of commercial property that actually underpins local businesses and private investment holdings: shops, mixed-use buildings, restaurants, professional practices, small offices, light industrial units and owner-occupied premises.
The Property We Know
- High street shops and established retail parades.
- Mixed-use buildings with commercial accommodation and residential upper parts.
- Restaurants, takeaways and hospitality premises.
- Dental surgeries, medical clinics, pharmacies and other professional practice premises.
- Light industrial, warehouse and small estate units.
- Offices and owner-occupied business premises.
- Commercial and mixed-use investment property.
This is often property where a national headline rate tells only part of the story. A shop in a strong trading pitch can behave very differently from a unit only a short distance away. Industrial rental and capital values vary between locations such as Park Royal, Perivale and Ruislip. In retail, frontage, depth, layout, visibility and ITZA can materially alter the analysis.
That granular market knowledge is particularly important in places such as Wembley and the Ealing Road market, where the strength of a specific trading location may not be obvious from broad area statistics alone.

Investors and Owner-Run Businesses
We work for both property investors and businesses occupying their own premises. The questions are often different. An investor may need market value and market rent for tax, succession or a pension transaction. A trading business may need to understand the rent it should be paying, whether a landlord’s review proposal is supportable or how its property should be valued for a transfer into a pension scheme.
Owner-managed businesses are a particular strength of the practice. We understand that the property is not an abstract asset: it may be the place where the client has traded for twenty years, employed staff and built a business. Advice therefore needs to be technically robust without losing sight of the commercial reality.

Commercial Tax Valuations
A significant proportion of our commercial valuation work is tax-driven. We value shops, mixed-use investments, industrial property and business premises for Capital Gains Tax, Inheritance Tax, gifting, internal transfers and other accounting or tax requirements.
Historic valuations may require reconstruction of a market many years after the valuation date. Current valuations may involve analysing investment evidence, rents, lease terms and yields. In both cases, the report needs to explain the evidence and professional judgement clearly enough to withstand scrutiny.
Pension & Professional Practice Property
We regularly value commercial premises for SIPP and SSAS pension transactions, including connected-party acquisitions and disposals and situations requiring an independent market rent.
Dental practices have become a particular area of experience, alongside clinics and pharmacies. These premises can combine ordinary property valuation issues with specialist layouts, owner-occupation, pension ownership and lease arrangements. We understand that context and can liaise with the client’s pension adviser, accountant or solicitor as required.
Rent Reviews & Lease Matters
Commercial valuation and lease advisory frequently overlap. We act for both landlords and tenants on rent reviews and lease-related rental advice, analysing the lease assumptions alongside comparable market evidence.

Local, Evidence-Led Advice
Commercial value in North West London is highly local. We therefore focus on the evidence that genuinely competes with the subject property rather than stretching the search simply to create a longer schedule of comparables.
The conclusion may sometimes differ from what a client hoped to hear. Our job is to give an independent opinion and explain it clearly. Where the evidence supports a strong negotiating position, we will say so; where it does not, we will say that too.
